What to check before buying a flat in Mangalore

Most of the risk in buying a home is settled before you like a flat, not after. By the time you are standing in a show unit you are being sold a finish. The things that decide whether this purchase goes well are on paper, and you can check all of them in an afternoon.

Start with the RERA registration number. Any project being advertised or sold should have one, and you can put it into the Karnataka RERA portal yourself. What comes back is the approved plan, the declared completion timeline, the land documents the promoter filed, and the promoter's other projects with their status. If a project has no number, you cannot check any of that, and the absence is itself the answer.

Then the title and the approvals for the land. This is the part to pay a lawyer for. You want to know the seller has clear, marketable title, that the land use permits what is being built, and that the plan approval and commencement certificate exist. A good lawyer does this in a few days, and it is the cheapest insurance in the whole transaction.

Third, go and stand inside something the builder has already finished. Not a show flat: a building handed over years ago, where people live. Look at the common areas, the lift lobby, the parking, the water tanks, the staircase. Those are the parts nobody photographs, and the parts that show whether the money went where it was promised. Ask a resident how handover went and whether the date held.

Fourth, read the written specification. It should tell you the structure, the wall thicknesses, the wiring and the switch makes, the plumbing, the flooring, the paint. Specifications are where cost is quietly saved, because no buyer notices a thinner wire or a cheaper valve until years later. A builder who publishes the specification in full is making a claim you can hold them to. One who offers adjectives instead is not.

Two smaller habits are worth the time. Visit on a weekday morning, when you can see how the road behaves at the hour you would actually be using it. And ask what happens after handover: who maintains the building, what the deposit covers, and when the residents' association takes over.
