What a Karnataka RERA number actually tells you

The Real Estate (Regulation and Development) Act requires most projects to be registered with the state authority before they can be advertised, marketed or sold. In Karnataka that authority is Karnataka RERA, and registration produces a number that looks something like PRM/KA/RERA/1257/334/PR/021222/005499.

Buyers tend to treat that string as a badge to glance at. It is far more useful than that. It is an index into a public file, and the file is the point.

Put the number into the Karnataka RERA portal and you can see the approved plan and layout as filed, the completion date the promoter committed to, the land documents and approvals submitted with the application, and the promoter's other registered projects with their current status. That last one is the most revealing and the least used: a promoter whose earlier projects quietly slipped past their declared dates is telling you something about the one you are considering.

The Act also changed what a builder may do with your money. A defined share of what buyers pay has to sit in a separate account for that project, so funds from one development cannot quietly finance another. It set out what must be disclosed, and it gave buyers somewhere to complain that is not a civil court.

It fixed how area is sold, too. Homes must be sold and documented on carpet area, the usable space inside your walls, rather than on a loaded figure that folds in a share of lobbies and staircases. That single change made two projects comparable in a way they simply were not before.

What RERA does not do is guarantee quality, judge whether a price is fair, or promise a project will finish. It makes the promises public and enforceable. The builder's own completion record is still what tells you whether the declared date is likely to hold.

So use the number for what it is: a way to check a claim rather than accept it. Every Bhandary project prints its registration beside the project rather than in a footer, on the project page, in the brochure and in the enquiry trail, for exactly that reason.
