Four things, in this order. The RERA registration number, which you can look up on the Karnataka RERA portal to see the approved plans, timeline and the promoter's other projects. The title and approvals for the land. The builder's completed work, which you can go and stand inside. And the written specification: structure, plumbing, wiring, finishes. That is where cost is quietly saved. Every Bhandary project publishes its RERA number and full specification on its own page.
What is RERA and why does the registration number matter?
The Real Estate (Regulation and Development) Act requires most projects to be registered with the state authority before they can be advertised or sold. Registration puts the approved plans, the land title, the completion timeline and the promoter's track record on public record. If a project has no RERA number, you cannot check any of that. All five Bhandary developments carry a Karnataka RERA registration, printed beside the project rather than buried in a footer.
What costs come on top of the price of the flat?
Stamp duty and registration charges, which are set by the Karnataka government and paid at registration. GST, where the purchase is of an under-construction property. Your lender's processing, legal and technical valuation fees if you are taking a loan. Maintenance deposits and any one-time charges specific to the development. Rates change, so ask the sales team for the current figures on the specific home rather than working from an article.
Is it better to buy ready-to-move or under-construction?
Ready-to-move means what you walk through is what you buy, you can move in immediately, and GST does not apply to a completed property. Under-construction usually offers more choice of floor and orientation, and payment is staged rather than upfront. The risk with under-construction is delivery, which is exactly what a builder's completion record is for. Bhandary has both: Canyon and Vertica are going up, while Iniha, Patla Garden and Park-Inn are finished.
Which areas of Mangalore are good to live in?
It depends what your week looks like. Bejai and Kadri are central and settled, with schools, markets and hospitals already in place, good if you want short daily journeys. Kadri Kambala is quieter and greener while still being inside the city. Dattanagara suits anyone who commutes out along the national highway. Can NRIs buy property in Mangalore?
Non-Resident Indians and Overseas Citizens of India are generally permitted to buy residential and commercial property in India under FEMA rules; agricultural land, plantations and farmhouses are the usual exceptions. Payment must move through normal banking channels or NRE/NRO accounts, and a Power of Attorney can be arranged if you cannot travel for registration. Rules do change, so confirm the current position with your bank or a lawyer before committing.
What is the difference between carpet area, built-up and super built-up?
Carpet area is the usable floor area inside the walls of your home. Built-up area adds the walls and balconies. Super built-up area also loads a share of common spaces such as lobbies, staircases and lifts, so it is always the largest number. Since RERA, homes must be sold and documented on carpet area. When comparing two projects, check you are comparing the same measure.
